INTERVIEW ME
You want to know you are working with a REALTOR® you can trust and will always consider your needs first. Sit down with me over a coffee and come prepared with any questions you may have. I will explain my real estate services, educate you about the real estate buying process, discuss market conditions, do a preliminary pre-approval to prepare you for the lender and address all of your other questions.
You can also consider this interview a time to educate me about your needs, wants and desires, your time frame, whether you have a home you need to sell and anything else that would help me narrow down the right homes for you to look at. It is important for me to get as much information as possible so I can focus on finding you the right home and negotiating the price and terms you desire.
IT’S IMPORTANT TO GET PRE-APPROVED!
It’s a very good idea to get a pre-approved mortgage before you start shopping for a new home. A lender will look at your finances and figure the amount of mortgage you can afford. Then the lender may give you a written confirmation, or certificate, for a fixed interest rate. This confirmation will usually be good for 90-120 days to lock in the lowest rates. A pre-approved mortgage is not a guarantee of being approved for the mortgage loan.
By Pre-Approving you can:
Spend More Time Examining the Right Homes
Increase Bargaining & Negotiating Power
Help speed up the final approval process
WHAT I DO
I will look for all properties that best fit your needs and carefully select the best properties for you to view.
I will help you analyze and select neighborhoods, schools, driving distances, etc.
I will negotiate on your behalf, provide assistance and guidance with mortgages, insurance, warranties, inspection, and repairs.
I will help you determine current market value based on research of recent sales in the neighborhood, that are a close comparable to the home you have selected.
I will then draw up an offer, reviews the terms of the contract, including the deposit requirements, multiple offers, back up offers, counter offers, seller contingencies, home inspections, open for acceptance time and closing date.
Finally, I will present the offer to the Seller, along with the Seller’s Agent and the negotiating process begins.
My goal is to make the home buying process as smooth and stress free as I can for you!
WORKING FOR YOU
It’s important to understand what legal responsibilities your real estate salesperson has to you and to other parties in the transaction. As your Buyers Agent I will ask you to sign our Exclusive Buyer’s Agency Contract. The Exclusive Buyer’s Agency Contract, when signed by both parties, is a legally binding contract. This will ensure that the parties will have a complete understanding of their rights and responsibilities. Each party will know what they can expect from the other and what is expected from them.
